There is Still a Market!

A decent month of sales, as Toronto Real Estate Board members sold 6,583 homes an increase of 6.3 per cent compared to May 2025. 17,698 new listing were taken in May, down 18.9 per cent year-over-year. While the market is not as “hot “as it has been in the past,there is a trend taking shape; more homes are selling and there are fewer homes for sale, putting pressure on prices.

The chart below gives the highlights of various units sold and the price change year over year.

Don’t forget these are averages. Smaller condominium units (350-450 sq feet) are below these averages, while larger units in a great location are selling above the average. The same is true of all property types. With the tightening of inventory, prices should stabilize and ultimately increase.

Three things are certain. 1. There is a market!2.  It’s a great time to upgrade or tobuy an investment property. 3. It is a complicated market, and you need a full-time professional agent, like me, to help you understand the market and give you the information you need to make an informed decision.
